We can assist clients with the assessment of operational sites and land prior to lease, purchase, acquisition and integration.
Our environmental due diligence services cover both acquisition and disposal scenarios, the facilitation of property transactions, site risk prioritisation and site liability assessments.
We place an emphasis on understanding and minimising risks and uncertainty in the outcomes and we can assist with property valuations and tailored probabilistic cost estimates.

Combined environmental and geotechnical solution strategies were applied to this former quarry site in Bundoora earmarked for mixed medium/high density residential development. Senversa provided due diligence advice on contamination and geological conditions to overcome expected settlement, landfill gas, impacted bore water and environmental audit requirements. This led to preparation of a surcharge trial to refine estimated settlement timeframes.
Four separate sites in Melbourne and Queensland, formerly occupied by commercial bulky goods stores, were earmarked for redevelopment. Senversa completed due diligence geo-environmental site assessment works to identify geotechnical soil conditions and contamination, environmental risks, and possible implications of future development. Detailed soil investigations and geotechnical field testing was carried out across all four sites.
The Cranbourne Line Upgrade (CLU) comprises rail infrastructure works along 5.5 km of the Cranbourne Line rail corridor, including duplication of tracks, new rail bridges and sidings, and three new grade separations. As part of these works, Senversa completed detailed in-situ categorisation of the soils and assisted the Western Program Alliance (WPA) with obtaining EPA Classification approvals for the temporary stockpiling, management and reuse of soil excavated materials within the defined project area. These works allowed WPA to sustainably retain and reuse soils in a controlled manner, mitigating unnecessary and costly disposal of soils to landfill.
Since its inception in 2009, Senversa has provided land and groundwater due diligence assessments for the Port of Melbourne including targeted and precinct-wide regional groundwater monitoring programs to ensure that port land is suitable for ongoing use. Works have required access into maritime security controlled areas, leased properties and common user berthing facilities within a complex operational, health and safety environment.
Senversa was initially engaged to complete a Due Diligence for a site to be developed into a high rise student accommodation. The investigation identified an underground storage tank containing chlorinated solvents associated with a former dry cleaner that had once operated on the site. Senversa provided ongoing contamination management advice, including soil remediation during construction, mitigation of vapour intrusion risk through completion of a risk assessment supporting the responsive design / installation of a vapour barrier and assessment / management of on and off-site groundwater impacts during construction. The assessments undertaken allowed the attainment of a Clean Up to the Extent Practicable (CUTEP) determination and completion of the Statement of Environmental Audit in under 18 months to allow facility to open on time for start of the 2019 academic year.
